      The creation of this page has a very simple purpose. To ease the pressure and frustration, you as a home Buyer/Seller have, when it gets to purchasing or selling a home. And there is lots of it, especially for the first timers or those who have not done a transaction for a long time.

     I remember buying a house for a first time in downtown Las Vegas in early 90's. I couldn't figure, why the Real Estate Agent was trying to make me sign all these papers before I even decided on a house. Why don't we just look at houses and let it settle for a while? Well, the papers were not more then a formality and the houses I was interested in were selling fast, so it wasn't the agent, but my own frustration and lack of knowledge about the Process that made me feel uneasy. Now 15 years later being a Realtor myself, I would like to share my experience, not only as an Agent, but also as a person been on both sides of the game and understanding what people go through to make it happen.

    We are a group of individuals that include lawyers, counselors, real estate agents and small business advisors that includes people who have experience with prisoners and the DOC. We share a great concern for the prisoners that re-enter society, wanting them to acquire above average job skills and the will and desire to be self sufficient. We are creating an employment agency that caters to these post release prisoners by allowing them to develop their job skills in a positive environment.
   One of Advancing Hope’s programs is a Custom Super Homes Shop that would manufacture a new home building product, contracting to build Custom Super Homes within the community, and train released inmates to be real estate agents for these homes. There is the potential for everyone involved to earn a Custom Super Home for themselves if they follow the guidelines of the program. We are also interested in setting up the Manufacturing Shop as an environment and recycling issue that needs to be addressed as well.
      Advancing Hope is a Christian based business concept created out of a desire to help prisoners that are re-entering society including those with higher end job skills and work ethics to transition back into the community with the grace and dignity they deserve and have earned by serving their prison sentences.
    With Advancing Hope's assistance reforming also means having the respect the individual deserves, giving them a second chance at a real future. We provide more than guidance, we help with job location and assist former prisoners to find the self respect that comes only with self-employment.
   Among  our self-employment initiatives we provide opportunities for sales, construction, and  manufacturing of homes that are made out a revolutionary new material. We will guide and train in real estate investment opportunities, also anticipated along with a variety of internet based business opportunities will be a training center for tanning bed technician maintenance,salon growth and development.
    To provide prospective employers assurance,former prisoners can chose to participate in a program of guidance and support designed to deepen maturity and maintain detachment.
    Our goal is to enable former prisoners to have an opportunity to develop and maintain the job skills, respect and credibility it takes to succeed in life and thrive in the communities from which they came and where they are going to be integrated.
   The Custom Super Homes Shop Program is an initial investment of a little over 3 million dollars. We are seeking financial support for this program of any kind. Donations are welcome! This August 2006 moving thinking I got a hernia I rush to Emergency to find out: ovarian cancer, full on surgery, stageIIIc, but I have heard someone say "treatable" I think, I am still in shock, and because of surgeries, chemo, long hospital stays (8 days)etc., I have absolutely no income and for some reason the federal government and state government offices I find EXTREMELY difficult to navigate. Unfortunately, I have found myself with no support network, all family and friends far away and unable to make any gestures.

The Process of buying or selling a home

    First of all what you need to understand is that the Process I am describing here takes place in Las Vegas, NV and may not be as useful elsewhere in US. There is a number of people working on every single Real Estate deal towards a same common goal-to make the deal go through and close escrow. Some of these people you will meet and others you won’t, but every single one of them wants to finish this in a positive way, so they can get paid. SIMPLE AS THAT! And they know that they should work so, that everybody from both sides (Buyer/Seller) is happy or there is no deal, which means no payday and none of them wants to see that happening after all the time and money spend. Let me mention some of these team members so you better understand the next part of the PROCESS.

    First you choose a Real Estate Agent to help you find or sell a home and represent you throughout the transaction. Your Agent is your best friend. There is another just as good friend to you whom you may never see in person but he/she is watching every step of the way, because is legally liable for your Agents conduct – that person is your Agents Broker who gets paid part of the commission or a flat fee.

    Same structure is valid for the other side of the transaction (Agent, Broker, Client). Some times you may see the Broker working directly with the Client, but that is not a common practice. That’s why the Brokers hire Agents, so they don’t have to go out and do it themselves.

    So far we have the Real Estate side of the team (both sides Brokers, Agents, Buyer and Seller). Now let’s move to the Mortgage (Loan) part.

    If the Buyer doesn’t have the money cash (99% of the cases) will need to find a Lender (Bank, Mortgage Company, etc.) to finance the purchase. Usually, the Agent would pre-qualify the Buyer before they start looking at potential properties and this is the practice I prefer. It saves all of us valuable time. After finding a lending company, Buyer meets with a Loan Officer to help with the paper work and choose the right Loan, than the Loan Officer sends the paper work to the Processor. The Processor is somebody you may hear from if they need more information and then the file goes to the most important person on the Mortgage team, The Underwriter. If the file is complete and The Underwriter signs it off, the money is ready to go to Escrow.  The Mortgage team (Loan Officer, Processor, Underwriter) is getting paid partially by charging fees to the Buyers closing cost and partially by the Bank they got the money from.

    Then everything happens in Escrow (Title Company). Some states are using attorneys instead. One of the Buyers Agents job is to open Escrow with an Escrow Officer after the purchase contract was signed and accepted by both parties. Once Escrow is opened the Escrow Officer becomes the coordinator of the Process until it closes successfully. In order for that to happen, all the paper work gathered from RE Agents, Banks, Mortgage Co., etc., should be satisfactory to the standards of the State Law. One of the major roles of Escrow is to issue a Title insurance to the property, which means they made sure that all the liens and debts have been paid off prior to Close of Escrow, so the Buyer gets Clear Title and if someone shows up later and claims they had an interest in the property and were not paid to their satisfaction, they have to settle the dispute with the Title Company not with the Buyer. If the Seller did not pay his liabilities and did not disclose them prior to Close of Escrow, the Escrow may settle the claim and go after the Seller to recover the damages.

    Charging Buyer and Seller fees to their closing cost pays the Escrow Office, Title Officer and their assistants.

    Now I hope, you The Client, understood better the confusing sometimes Process of moving a Real Estate Transaction. And before we proceed to the next segment I would like to remind you that the above is mostly valid for the State of Nevada and especially for Las Vegas, where I work and live for 15 years. Most other states even though similar may surprise you with terminology, order and institutions different that the said above.

The Scary Paper work of buying or selling a home

     There are so many papers to be signed during the process of buying / selling, that even the real estate agents get confused some times. New forms come out every day and to keep up with it is not so easy. Most of it came from the real estate boom last few years, which uncovered many bald spots in the Transactions. The Real Estate Division is desperately trying to patch them in order to protect the participants from fraud and lawsuits. In many cases having the right forms at the right times make all the difference in the world to between winning and loosing from a Deal to a Law Suit. Since the business of Real Estate is nothing more than management of communications (for the most part), miscommunication is the biggest problem haunting it. I still can’t believe how many people in the business continue to get in trouble because of misunderstandings, which could have been avoided simply by having people talk to each other instead of assuming that telepathy and other extraterrestrial information flow exist.

     All I can advise you in this constantly changing environment is – read the papers that you sign and ask questions if you aren’t 100% sure what it says. Different states have different requirements and forms, so please, do not assume that a Transaction you did in New York will go the same way in Las Vegas. It won’t! Your real estate agent should be able to make you comfortable sighing the paper work by explaining it in a way that you have no more questions. But again, don’t just rely on that – READ the PAPER WORK anyway! I have seen Agents who have no clear idea what some of the forms are for, but this goes to the next page of How To Choose An Agent.

Hello everyone.  Well, here is my story... I got divorced 3 years ago.  I used to have my Real Estate License and had to put it inactive because I needed a stable salary to provide for my 3 kids and be able to pay for rent and utilities.  Gladly I found a job right away.  I worked as a Circulation Manager for the local news paper.  Little did I know that the job hours were from 3 am till whatever time I was needed there, sometimes delivering the paper at the wee hours of the night myself door to door.  Nevertheless, it was a job, and it provided me with enough money to live month to month.  Sadly I lost the job.  Then I spent the last year looking for another one but I came to find that at least in this town, no degree means no job.  Well, lets be honest, I can work anywhere but not only I have great skill as administrative assistant, but also, being paid the minimum wage does not add up to include a baby sitter payment for me.  So I decided I needed to pursue a career, and fast!

So I did.  I enrolled to the University of Phoenix online, and by the end of this year (2007) I would have finished my Associates Degree in Criminal Justice. 

I have done so many things while.  I am giving therapy to kids with disabilities as a volunteer, I have give folklorico dance clases as a volunteer also, and enjoy helping people around in general.  You could say I am a good girl.

I just can't wait anymore to finish my school.  I am already behind on my rent, I am 2 months behind on my car payment, I have no money for anything, specially to at least take my kids to the movies!  So its pretty sad.  I had come up with a plan already, I talked to a Real Estate Broker (Exit Realty) to sponsor me so I can get my Real Estate License back.  He kindly accepted, so I had already finished the only class I needed to renew it, but I still have to take the test again.  The Broker at Exit Realty is paying for all the I need until I pass my test, class, renewal fee, exams etx.  So far it looks great. 

I am just going crazy not knowing what to do for money to provide to my little family while I sell my first house!!

I really need a helping hand.  I have 3 kids, two of them are special kids, one is Bipolar and the other one is Obsesive Compulsive (The third one is doing great, no problems) so you must understand why is so hard to go thru this fear of not knowing if I will be able to get back on track.  I am afraid they will evict me from my apartment because I am so behind, I am afraid they will take away my car because is the only one I have to take my kids to school. 

The other part that is driving me crazy is that I got a traffic ticket 2 years ago (driving at 4 am in the morning is not the best time to drive) and I could not pay it so it became a warrant.  Then I got stopped because a light on my car was not working (did not even noticed) and since I had a warrant already I was affraid to show my drivers license, so there you go, another ticket, this time for no stop light, and no drivers license.  Again, I could not pay or go to court for the same reason (I had a warrant) I was affraid, so I got another warrant, and the got my license revoked.  The good news is that I was able to gather some money and pay my warrants.  The bad news is that now I have to come up with money (lots) to pay the fines to get my drivers license back.  (bummer).

You might ask, So where is the father??  Well, the father is very near, but he already has another BIG family to support.  At my divorce I was stuppid enough to accept 400 a month for Child Support, and that is all I get.  Later I found that my ex husband is making about 70,000 a year, and he is suppoused to give me about 1200 a month for Child support.  So I went to the authorities, the Attorney General and guess what?  They said they had to respect the divorce decree, and I was stuck with only 400 a month, not only that, but they also made my ex pay for insurance for the kids, and now he is paying 400 for that insurance that nobody uses!!  I am so frustrated!!

I just want to be able to provide for my kids.  I just need one break, just one.  It has been down hill for the past 3 years and I just don't see when is this going to end....

I want to be able to pay my rent, to pay my car, to take my kids shoping for some new shoes, to take them to the amusement park, to take them on their first flight.  I know the nice things will come as soon as I start working in Real Estate, I know they will get better when I get my degree.  But now, I just want to get back on track, I want to be able to drive and not be afraid of the police stoping me and finding my license is not active, I want to be able to come home not afraid I will find my self lock out for not paying the apartment, I want to be able to know that my car will be there tomorrow to take my kids to school.

Its just getting so hard and I sometimes think that I just cant do it anymore...

God, please help me!  The sea is so big and my boat is so little.....

Looking back, the places I would have you invest were in Oakland CA in 1995 (I told hundreds of people to buy there with me, 26 did), large houses for under $150,000; then in Long Beach CA in 2002 (this time I got about 40 people to follow) small apartment buildings for under $200,000; then in Compton CA and South Central Los Angeles in 2003 (I had 20 investors purchase 37 homes) for under $200,000; in early 2005 I picked Phoenix AZ. All of those cities went up in value sharply after I picked them and were in the top 10 zip codes for real estate appreciation in the 12 months following. This is no accident. I do tons of research on the entire national real estate situation before selecting what I consider the best market. And part of it is a self-fulfiling prophesy, when people buy into a community and have a stake in making it better, it gets better. Duh.

There are 4 hot markets I recommend right now. Buy there, or simply watch from the sidelines to see if what I say pans out. Personally I have ALL my money invested in this. And about a million dollars from friends and family.

(1) Phoenix, from Thunderbird south to Van Buren, and east of I-17. Buy everything under $200,000 (it's getting to be slim pickins). When that is gone, we go block by block west of I-17.

(2) Baltimore, the Patterson Park area, south of North Ave down to Eastern, start at Broadway going east. Buy everything under $40,000 in any condition (even vacant land) and anything habitable or able to be made habitable with $15K or less in rehab for up to $100,000. Once that is gone we go up to the area around Druid Lake and east of there.

(3) Atlanta, the area around Clark University and the Georgia Dome. North of I-20, anything under $100/sqft.

(4) Philadelphia, a mile or two south of Rittenhouse Square (19146) and University City (19104). Anything under $50,000 (even vacant lots) and anything in easily renovateable condition under $100/sqft. These are absolute steals.

When you make offers let me know so I don't bid against you. There are plenty of amazing deals to go around, so let's coordinate our efforts!

I have owned my Real Estate Company since June 1991. I let a real estate agent come to my company in 2005. Last year I caught him in my building with illegal drugs and because of that I terminated him. After I terminated him he signed a contract with our local Yellow Book area wide phone directory changing my main company number to his own personal cell phone number!!! Now my company gets no real Estate calls because they all go to him!! This has caused me to loose almost all of my income and for the first time in my entire life my building and house payments are in default!! I have recently added loan originators and various other companies to rent from me but for the time being until I can get these new originators going I am totally broke and desperately need help with approx $5000-$10,000 so that I can get my bills caught up. I am a victim also of identity theft----someone in the country of Romania is using my name and my address and is selling laptop computers. He has totally destroyed my credit!! I have hired an attorney to help me get that solved but for the time being I cannot borrow money to keep my bills current. I will have a very decent income but it will be about a month. I have been selling my furniture just to have enough to eat and keep the utilities on but I have just about run out of anything to sell. I would be willing to pay a very high interest rate if someone would just please be kind enough to just loan me this $5000 to $10,000 !!( I would be glad to have an attorney draw up any kind of paperwork to protect you in making sure that you get paid back plus a very high interest rate).Any consideration of ANY amount would be most greatly appreciated more than you can ever possibly know!!  Thanks in advance!

Help with lawyer bills

My father passed away 3 years ago December, without a will. I am fighting with my step-mother who has never settled the estate (I live on part of the property my dad was going to leave to me).  I can't afford to pay my lawyer to get this over with and will need to pay off a mortgage on the property when I do get my lawyer paid.  Are there grant programs that will help to pay lawyer fees and mortgages on property? Or am I just wasting my time sifting through all these web pages?  Thanks for any help or advice

I have recently graduated from college and have been working  towards buying a home. It is my dream to stop paying rent on property I will never own; even though I will more than pay off the landlords' mortgage. Instead, I would like to start making those payments towards my own home.I have been pre-approved for a home loan and have enough funds for the inspection, but not for the binder fee. I really need this house, my family is currently living in an unsafe neighborhood, and it's growing worse by the minute. My plans for affording the new home are working and renting one of the rooms out to a student. The binder fee is $500  the broker insists that it be made, but I have no way of comming up with that money. I have been supporting my family and paying the bills, especially the rent, and car insurance which takes over half of my monthly income. If anyone can help with all or part of the binder fee, it would be greatly appreciated.  Also, I am open to a micro-loan and would be able to make payments and sign a promissory note. My name is Vangie and I am a Realtor with Signature Executive Realtors.  Today I find myself begging for help for a very special client.  I have a buyer who is buying a house that is an approved short sale in Culpeper, Virginia.  That's nothing special right.  Well she is the mother a precious little girl that has a handicap.  She has a fully approved loan but the bank is refusing to pay her closing cost of $17,000, they agreed to pay her down payment assistance.  I have offered the bank 1.5% of my commission but the bank still refuses to pay.  Simply put the short sale bank wants this buyer to come up with the money.  Come on please help.  She sold her car to put money in reserves for her loan.  Please help.

Need someone to finance home purchase in Florida

Like so many these days, my wife and I find ourselves not able to afford our single family house and we lost it.  We are now in a condo with a lease-purchase option that we would like to excercise however, our credit has suffered to the extent that with the current credit crunch we cannot qualify.  To make a long story short, we are looking for someone to finance the condo for 3 to 4 years.  At that time, I will be able to qualify for a mortage thru conventional means.  Condo located in Largo FL.  We are both healthy, employed and with no dependents (except 2 cats that run the place)  I currently work for the county and am retired military (pension kicks in at age 60)  My wife will graduate from school in Februrry and be entering the medical admin field, something she has always wanted to do.  Will, of course, get into many more details with someone who is interested.  Thank you in advance.
